Not every project is a good investment. Truthfully, there are a lot of “junk” projects out there that you’re only going to lose money on. Yes, it’s a new condo — but is the location good? Is it worth buying? Will you be able to make money from it?

There are hundreds of factors to consider when picking a profitable pre-construction investment property, but most of them fall into: Location, Builder, Building, and Deal.

LOCATION – The property has to be in a growing area that is in a central area and close to all amenities and major transportation routes. This is one of the biggest factors for a property to increase in value.

BUILDER – The developer must have a reputation for delivering quality projects. This will help prevent many headaches and problems.

BUILDING – The building must have some sort of feature to talk about – a “WOW” factor that makes it stand out. Other important factors are number of storeys, the exposure and view, and even the layout of the floor plan. These are all important factors for maximizing profits.

DEAL – By working with a brokerage who gets Platinum deals and incentives, you are already making a profit. We’re able to leverage our strong relationship with developers, and they know that we bring top investors, which gives our clients first access and lowest prices, before other agents and the general public.

Unlike other agents, we don’t list every single pre-construction project. Not only do we know what to buy, but we also know what NOT to buy. The projects we recommend to our clients are also the projects that we would put our own money into, and for lots of the projects, we DID buy in them for ourselves. By working with an agent that is also an investor themselves, you will get valuable information that you won’t get from other agents.

The investors who followed our advice and purchased multiple units in the building, were able to put a few million dollars in their pockets in 2017, just 4 years after their investment.
