1. OPM – Other People’s Money.
Most commonly, this is money from the bank in the form of a mortgage. You’re essentially using the bank’s money to buy real estate, and you can keep using the bank’s money to buy even MORE real estate without paying off your mortgage.
You’re typically taught that paying down your mortgage in full is a good thing. But mortgage is good debt, and you’d actually be losing money by paying it off, since you can make more money if you keep using the equity from your mortgage.
Say your property costs $1 million. If you’ve paid $700k into your mortgage, and your property is now valued at $1.5 million, your equity is $800k. Typically you could get about $560k (about 7080%) from the bank, and then you would use THIS money to buy even more real estate.
2. OPA – Other People’s Assets.
Maybe you don’t own a property. But your parents do, or your grandparents do, or your rich aunt/uncle. They can re-finance their property and use their equity to help you get started with investing in real estate.
3. OPC – Other People’s Credit.
Don’t have good credit? Find friends or a family member with good credit who are willing to cosign for you.
4. OPT – Other People’s Talent.
You can’t be the best at everything, so work with people who specialize in the skills that you’re not an expert in. Work with lawyers, accounts, and Professional Real Estate Agents who know what they’re doing because they do it on a daily basis.
5. OPE – Other People’s Experience.
